Condominium Living Vs. Single Family Living 

The question of a condo versus a single family home is as ancient as are condos. There is no good answer to this question except the answers that speak to personal preferences. Condo living has its advantages if a person travels a significant amount of time and doesn’t want to worry about the yard or someone breaking into their15th floor condo.

Some utility statisticians believe that condos are cooler if in the summer if you have walls on either side and one above. The number crunchers at Conn Ed believe that the savings may be 2% to 4% of your monthly bill. No one really knows because if the square footage of a house and the equal square footage of a condo were compared, the living styles of the occupants would have to also be considered. 

Some state insurance commissioners like the one in Florida has allowed the insurance rates to climb to twice to three times the cost of insuring a house. His justification makes sense assuming that the wind would blow the entire building down, which has happened.

Roofing can be costly to maintain and exterior paint can be as well. Of course condo owners have to replace the roof and paint the outside when the Board says so. Putting new blacktop on a parking lot is expensive. Maintaining flower beds and entry gardens are costly also.

The per square foot price of condos can be just as much as a house when new, but they are likely to decline in value. 

The choice is whether a person wants to sacrifice privacy and the right to decorate their home and yard as they choose for the convenience of not having any responsibility for the property.

Condo living requires a certain mental disposition to be happy living in that life-style. It is more likely to be a mental issue than a financial issue. Certainly some condos are cheaper to buy and the property taxes are less. The party life style and the loud neighbors may not be worth the lower costs. Then again, some people like that life style and they are right at home.

A single family home provides a lot of freedom to decorate, to landscape the yard as the owner wishes, to replace the roof on his terms, and watch the price of the property appreciate faster.

In the past five years condo prices have steadily declined against single family home prices, reports Zillow, the housing market watchdog. Dollar for dollar, the price of a single family home is a better value than a condo according to the Case Schiller Index, a well-respected house price tracking company.

The question that cannot be answered today is which way the boomers will go. They are losing what retirement nest egg they had. More importantly, they are used to a certain life style and trailer parks isn’t it. Condos may not be it either.
